This service is for anyone building out a physical space: a restaurant, cafe, standalone concept, hotel outlet, or an F&B program inside a larger destination like a museum, stadium, or waterpark, anywhere in Dubai, the wider UAE, or the GCC.
The outcome we're aiming for is simple to state and hard to deliver: a fit-out that finishes on budget, on program, and without the surprises that turn an exciting opening into a stressful one. We run this process ourselves, on-site, from tender through handover - and because we also provide post-opening management support, we're often still around once the space is trading, not gone the moment the keys change hands.

Uncoordinated Trades Cause Cascading Delays
Main contractor, sub-contractors, MEP, joinery, signage, kitchen installers - each with their own schedule and their own way of causing a delay if left uncoordinated. A joinery delay pushes back MEP sign-off, which pushes back kitchen installation, and the opening date is suddenly at risk.
No Realistic Picture of What the Build Will Cost
Owners often go into fit-out without a realistic picture of what the build will actually cost to completion - not just the headline contractor quote, but the variations and site conditions nobody accounted for.

This is, almost by definition, the execution and project-management side of what we do - and it's worth being direct about how that differs from a lot of consulting in this space. Plenty of consultants will write a detailed scope of works, help you pick a contractor, and then step back once the contract is signed. We don't.
That means we run the tender - preparing documents, evaluating bids like-for-like, negotiating terms - then manage the contractor relationship day to day for the duration of the fit-out. We're on site coordinating between trades, chasing sequencing issues, and keeping the main contractor accountable to program. We track budget continuously against the tendered figures, not just at handover, so cost drift gets caught early rather than discovered at the final invoice. The client keeps final sign-off on decisions that matter - contractor selection, variations, anything affecting cost or design intent - but they're not the ones chasing site updates. We handhold the process from tender through to a completed, handed-over space, which is what separates coordination on paper from coordination that actually happens on site.

Q. Do you replace the main contractor, or work alongside them?
A. Alongside. We run the tender that selects the contractor, then manage that relationship and coordinate the wider trade package on the client's behalf throughout the build.
Q. Who makes the final call if something needs to change mid-build?
A. The client does. We flag every variation or decision point as it comes up, with our recommendation, but sign-off on cost or scope changes stays with them.
Q. Can you take this on if we've already appointed a contractor?
A. Yes, though it's more effective if we're involved from the tender stage, where most of the cost and program risk gets set.
