In Dubai and across the UAE, a location decision made in a few weeks can determine whether a concept is still open in three years. We work with restaurants, cafes, standalone F&B concepts, hotels, and large cultural and entertainment destinations - museums, stadiums, waterparks - who are either choosing their first site or scouting their next one.
The outcome we're aiming for is simple to state and hard to deliver: a site that actually works for the concept, on terms that don't sink it before opening day, with the technical conditions to support it once it does. We don't just point at a map and hand over a report - we scout, negotiate, and secure the site ourselves, and through our post-opening management support we stay involved afterward, revisiting how the location is actually performing once the business is trading.

Key challenges
Most site searches fail in one of two ways.
A Mismatch Between Concept and Neighbourhood
A beach-facing, tourist-driven idea placed in a quiet residential pocket, or a lunch-dependent concept dropped into a business district that empties out after 7pm.
A Space That Fails on Technical Grounds
A space that looks right on the floor plan but doesn't have the power load, extraction route, or drainage a working kitchen actually needs, discovered only after the lease is signed.
The Coordination Problem
A pre-opening project can involve 40 to 50 vendors, and a meaningful number of them - the landlord, MEP contractors, civil defence, the municipality - depend directly on the site itself. If the site process isn't managed properly from day one, those dependencies stack up and delay everything downstream, including budget, timeline, and licensing.

That's the broker or consultant model, and it's the reason so many operators end up with a site that photographs well but doesn't function. Our approach is hands-on and it stays hands-on: we visit shortlisted sites ourselves, walk the space, and check the real technical conditions on the ground - power, extraction, drainage, structural constraints - rather than relying on a listing sheet.
Once a site looks viable, we lead the negotiation directly with the landlord, working the rent structure, fit-out period, and escalation clauses rather than simply advising you on what to ask for. Throughout the process we manage the day-to-day coordination - landlord conversations, MEP contractor input, civil defence and municipality touchpoints - so you're not chasing five different parties yourself. You keep final sign-off on the decisions that matter; we handle the legwork of getting each decision to that point with the information it needs behind it.
